Asbestos survey: locate asbestos before starting work

Asbestos was widely used in construction until it was banned in Switzerland in 1990. It is still present in many buildings, often in materials that give no visual indication: tile adhesive, flooring or fibre-cement sheets.

The risk depends particularly on the nature and condition of the material. Drilling, sanding, breaking or dismantling asbestos-containing material can release fibres that are hazardous to inhale. An asbestos survey identifies which materials contain it and where they are located before work begins.

Describe my project
01

When is an asbestos survey useful?

  • Before renovation, conversion or demolition of a building constructed before 1990. Suva recommends assuming that these buildings may contain asbestos. Several cantons require a survey with the building permit application (in Neuchâtel, for buildings constructed before 1994).
  • Before buying or selling, to understand the property’s condition and anticipate potential work.
  • If there is uncertainty about damaged or deteriorated material.
02

Where can asbestos be found?

Examples of materials that may contain asbestos:

  • fibre-cement sheets and ducts (façades, roofing, service ducts);
  • tile adhesives and sealants;
  • floor coverings (vinyl tiles, sheets) and their adhesives;
  • renders and plasters;
  • sprayed coatings and pipe insulation;
  • seals, cords and boards in heating installations.

This list is not exhaustive, and appearance alone cannot establish whether a material contains asbestos. Do not sample or break suspect materials yourself.

03

Visual inspection and analysis: two different steps

During the visit, we identify materials that may contain asbestos. Visual inspection identifies suspect materials but cannot rule out asbestos. Laboratory analysis of samples helps establish the composition of the materials examined.

04

How much does an asbestos survey cost?

The price mainly depends on:

  • the area and number of rooms to examine;
  • the number of samples required;
  • access to the premises and travel;
  • the type of report required.
05

What if asbestos is found?

The report locates the affected materials and helps define the precautions and interventions needed before work begins. Work likely to release significant quantities of fibres is reserved for Suva-recognised asbestos removal companies. The method depends on the material and the planned work.

Frequently asked questions

My building dates from the 1990s. Does it need a survey? If it was built after 1990, the likelihood is low. Where there is uncertainty (an unclear date or reused older materials), we can discuss it.

Is a survey mandatory when selling? Not generally in Switzerland. It is nevertheless often requested or useful to inform the buyer and avoid surprises. Requirements for building work depend on the canton.
